Project

Watershed Park is a 26-unit townhome complex, with 8 stand-alone buildings, in Kirkland WA.

The scope of the project was a fairly textbook reclad, which had us replacing all of the existing siding with Hardie Plank, replacing all the underlying gypsum sheathing with DensGlass Gold, replacing the windows and sliding glass doors with Milgard Windows, installing new modern deck railings, and of course a complete repaint.

The two biggest challenges on this project were the weather and the windows. We had one of the wettest wet seasons that seemed to never end, but we persevered through and were able to start painting when the rains let up in June 2022.

The bigger challenge was the window package. Typical projects have repetitive windows going into each unit with a little variation. That was not the case with Watershed Park where every unit was unique. Making certain the window orders were correct was extremely vital, because replacements were three months out.
