The Berkshire Condominiums is a four story building over a parking garage at the top of Capitol Hill
We started the Berkshire Condo project in it's early stages by consulting with the owners & providing them with a rough order of magnitude (ROM) for the project based on their architect's schematic drawings. The purpose was so that they could incorporate our recomendations & numbers into their budget.
The owner group had originally intended to competitively bid the project, but after our meeting with them, and by proactively addressing the project’s challenges, they elected to negotiate the project with Wood Solutions.
The biggest challenge to this project was how to access the south and west elevations while maintaining resident access to the parking garage. Parking is not abundant on Capitol Hill, so this was a major priority for the Owner’s group.
Our solution was to use manlifts, which are a little less efficient than the stationary scaffolding typically used, but keeping the parking garage outweighed the loss of efficiency for this project.
This was a project that we took a dated vinyl sided building with good structure and transformed it into a contemporary, energy efficient building that fits well with the rest of the updated buildings in the neighborhood.
